1. Agreement, parties, and applicable version
These Terms of Service (“Terms”) govern use of Neat N Tidy websites and the purchase of cleaning services. “Neat N Tidy,” “we,” “us,” and “our” mean the Neat N Tidy service entity identified on the booking confirmation or receipt, including Neat N Tidy LLC or Neat N Tidy House Cleaning of Phoenix LLC, as applicable. “Customer,” “you,” and “your” mean the person booking or receiving the service.
By completing a booking after being shown these Terms, you agree to the version identified in your booking record. A person booking for an owner, occupant, employer, property manager, or other third party represents that the person has authority to accept these Terms and remains responsible for payment unless we agree otherwise in writing.
Terms published after your booking do not retroactively replace the version you accepted. Material changes affecting future recurring appointments will be communicated before they take effect, as required by applicable law.
2. Services and booking confirmation
A submitted request is not accepted until Neat N Tidy confirms the appointment. The confirmation identifies the service address, service type, selected extras, expected price or pricing method, appointment date, arrival window, and recurring frequency when applicable.
Service times are estimates based on information supplied during booking. Actual conditions—including size, buildup, clutter, access, safety, or unselected work—may require a revised scope, additional authorized time, or a new appointment. We will not charge for optional additional work without notice and customer authorization, except for an applicable cancellation or lockout fee disclosed in these Terms.
We try to provide consistent service but do not guarantee the same cleaner for each visit. Neat N Tidy may use vetted employees, contractors, or service providers as permitted by law. Nothing in these customer Terms determines any worker’s legal classification.
Customer preparation
- Provide accurate booking and property information.
- Make floors, counters, and requested surfaces reasonably accessible.
- Secure cash, jewelry, firearms, medication, documents, and other valuables.
- Disclose fragile items, known defects, hazardous conditions, infestations, aggressive animals, and special surface-care requirements before service.
- Provide working water, electricity, safe parking, and lawful access.
Safety and excluded work
We may refuse, pause, or end service when conditions are unsafe, materially different from the booking, unlawful, abusive, or hazardous. Examples include weapons left unsecured, harassment, bodily fluids, hazardous waste, active mold remediation, post-fumigation conditions, aggressive animals, disconnected utilities, unsafe ladders, or extreme clutter. We do not require cleaners to lift more than 30 pounds, climb beyond a two-step ladder, perform exterior work, disassemble appliances, or provide specialized carpet, duct, vent, chimney, pest, mold, or hazardous-material services unless specifically confirmed in writing.
3. Prices, payment, and card authorization
The booking summary controls the price or pricing method for the selected service. Applicable taxes, parking, tolls, approved extras, premium scheduling, and disclosed fees may be added. A minimum service charge may apply when displayed before booking.
You authorize Neat N Tidy and its payment processor to charge the payment method on file for:
- the confirmed service price and applicable taxes;
- extras or additional time you approve;
- the cancellation, rescheduling, no-show, or lockout fees described below; and
- other amounts separately disclosed and authorized or otherwise legally due.
Property-damage allegations, disputed extras, or other unliquidated amounts will not be silently added to a card charge. We will document and communicate the basis before seeking payment. If a payment fails, we may pause future service and pursue lawful collection of undisputed amounts. Nothing in these Terms eliminates a consumer’s lawful billing-dispute or chargeback rights; we ask that you first contact [email protected] so we can investigate quickly.
4. Recurring service and recurring charges
Recurring customers When you choose recurring service, you authorize Neat N Tidy to schedule and charge for cleaning visits at the frequency and per-visit price shown in your booking summary until future service is discontinued. Your confirmation will identify the frequency, price, discount conditions, and any minimum commitment. If no minimum commitment is shown, none is created by these Terms.
You may request that future appointments be paused or discontinued by emailing [email protected]. This does not make an already scheduled appointment fee-free: the cancellation and rescheduling schedule below applies based on the original appointment start time.
Recurring discounts normally begin after the initial cleaning. Skipping or moving visits may change the applicable frequency and price. Rates may increase by up to 10% annually, or may change because of service scope, property conditions, labor, supplies, or other operating costs. We will provide advance notice of a material recurring-price change and an opportunity to discontinue future service before the new price is charged, subject to applicable law.
Your affirmative recurring-service selection is separate from general acceptance of these Terms. A retainable acknowledgment will be sent to the email address supplied during booking.
5. Cancellation, rescheduling, no-show, and lockout policy
Reserved appointment time affects cleaner compensation and cannot always be refilled. Notice is measured backward from the original scheduled start time. A request is effective only when Neat N Tidy confirms it.
| Notice before original appointment | Applicable fee |
|---|---|
| More than 72 hours | No fee |
| 48 through 72 hours | $100 |
| 24 hours through less than 48 hours | 50% of the total booking price |
| Less than 24 hours, same-day cancellation, or no-show | 100% of the total booking price |
A customer-requested reschedule inside these windows is treated under the same fee schedule because the original time was reserved. If we cannot lawfully and safely enter the property within 30 minutes after arrival, the visit may be treated as a same-day lockout and the 100% fee may apply.
Neat N Tidy may waive or reduce a fee in writing after considering documented circumstances, cleaner compensation, and scheduling impact. An exception is discretionary, does not alter this policy, and does not create an entitlement to a future exception. If Neat N Tidy cancels and cannot provide a reasonable replacement time, you will not be charged for the unperformed service.
6. Service concerns and re-clean remedy
Please inspect the service promptly. Report a missed or unsatisfactory area to [email protected] within 24 hours after service and include enough information for us to investigate. When a reported concern is covered and can reasonably be corrected, our primary remedy is a complimentary re-clean of the affected area. The customer must provide reasonable access for that re-clean.
The re-clean commitment does not cover new messes, post-service activity, permanent staining, normal wear, damage, inaccessible areas, or work outside the confirmed scope. It does not limit any nonwaivable remedy available under applicable law, and Neat N Tidy may issue a refund or credit when appropriate.
7. Damage, breakage, loss, and claims
Cleaners use reasonable care. Report suspected damage, breakage, or loss to [email protected] within 24 hours after discovery and preserve the item and relevant evidence. Late notice does not waive rights that cannot legally be waived, but prompt notice helps us investigate.
Neat N Tidy is not responsible for ordinary wear, pre-existing defects, improperly installed or secured items, undisclosed fragility, manufacturer defects, damage caused by customer-supplied chemicals or equipment, or actions of other people or vendors. When we are responsible, we may reasonably choose repair, replacement with a comparable item, reimbursement of fair value, or an insurance process, subject to applicable law.
8. Keys, entry information, pets, and surveillance
Customers are responsible for keeping keys, codes, concierge instructions, alarms, parking permissions, and contact information current. If you instruct us to use an unsecured entry method, you accept the risks reasonably inherent in that method. We will handle entry information with reasonable care and return physical keys as agreed.
Secure or remove animals that may interfere with safe service. Cleaners may leave or decline entry if an animal presents a threat. Customers may use lawful home-security systems, but may not use monitoring to harass, intimidate, or invade legally protected privacy.
9. Service photographs and advertising media
Neat N Tidy may take limited photographs or video of relevant service areas when reasonably needed for quality assurance, cleaner training, safety, completion records, or claim investigation. These operational records are not automatically approved for public advertising. We seek to avoid people, minors, personal papers, family photographs, screens, access codes, security-system details, street numbers, and other identifying or sensitive information.
Neat N Tidy uses selected cleaning photographs and video in advertising only after separate affirmative permission. A customer may voluntarily sign our Customer Photo and Media Release for specified property-only media and approved channels such as our websites, social media, paid digital advertisements, printed marketing, and service portfolios. Agreeing to these Terms alone is not a marketing release, and declining or later withdrawing permission for future new uses will not affect cleaning service or pricing.
We will not use a recognizable person’s name, voice, face, image, testimonial, or other likeness in advertising without that person’s separate written consent. A parent or legal guardian must consent for a minor. A customer signing for a property represents that the customer owns the property or otherwise has authority to permit the approved property-only media use. Requests about an existing marketing image should be sent to [email protected].
10. Respectful communications and honest reviews
Customers are free to share honest opinions and reviews about Neat N Tidy and its services. Nothing in these Terms restricts truthful consumer reviews, lawful complaints, communications with government agencies, or other legally protected activity. We may address content that is unlawful, knowingly false, defamatory, threatening, harassing, or that exposes confidential or private information, as permitted by law.
11. Provider non-solicitation
During service and for 12 months after the last appointment, customers agree not to knowingly bypass Neat N Tidy to directly hire or solicit a cleaner introduced through Neat N Tidy for substantially similar services. Where enforceable, Neat N Tidy may seek documented actual damages or a reasonable placement fee reflecting recruitment, vetting, training, and replacement costs. This provision is not intended as a penalty and applies only to the extent permitted by applicable law.
12. Privacy and communications
Our Privacy Policy explains how information is collected, used, shared, and protected. Transactional communications may include booking confirmations, arrival information, service changes, receipts, safety notices, and replies to your requests. Marketing email and SMS consent is separate where required, and opting out of marketing does not prevent essential service messages.
13. Events outside reasonable control
Neither party is responsible for delay or nonperformance caused by events reasonably outside that party’s control, such as severe weather, natural disaster, government action, utility failure, serious illness, transportation disruption, or other emergency. Payment remains due for services already performed. Cancellation fees will be evaluated consistently with these Terms, applicable law, and any written exception issued by Neat N Tidy.
14. Disputes, governing law, and limitations
Before filing a claim, each party agrees to send a written description to [email protected] and allow 30 days for a good-faith response, unless urgent relief or a shorter legal deadline applies. This informal process does not prevent either party from using small-claims court or exercising nonwaivable rights.
The law of the state or district where the cleaning service is performed governs to the extent that its consumer protections cannot be waived. Otherwise, Colorado law applies without regard to conflict-of-law rules. Any forum or remedy restriction in these Terms applies only where lawful. Nothing excludes liability that cannot legally be excluded, including liability arising from fraud, willful misconduct, or gross negligence where applicable.
To the fullest extent permitted by law, neither party is liable for indirect or consequential damages that were not reasonably foreseeable. Any limitation is subject to mandatory consumer rights and does not prevent recovery for proven direct losses caused by a party’s breach.
15. Multi-market and state-specific terms
Your service address—not the website domain used to find us—determines the operating market and mandatory local consumer protections. These Terms currently support the following markets and jurisdictions:
| Market | Jurisdiction(s) |
|---|---|
| Denver | Colorado |
| Phoenix | Arizona |
| Chicago | Illinois |
| Boston | Massachusetts |
| Charlotte | North Carolina and, when serviced, South Carolina |
| Seattle | Washington |
| Miami | Florida |
| Atlanta | Georgia |
| Portland | Oregon and, when serviced, Washington |
| Las Vegas | Nevada |
| DMV | District of Columbia, Maryland, and Virginia |
If a jurisdiction requires a clearer disclosure, longer notice, different cancellation mechanism, specific remedy, or other protection, that requirement controls and is incorporated into these Terms. Recurring-service customers will receive the frequency, recurring charge, cancellation method, and material-change information in a retainable booking acknowledgment. Contact [email protected] for an accessible copy or a question about the terms applicable to a particular service address.
16. General provisions
- Entire agreement: The booking summary, these Terms, and any written service-specific terms form the agreement for the booking.
- Order of control: Mandatory law controls first, then a written service-specific term, then the booking summary, then these Terms.
- Severability: If a provision is unenforceable, it will be limited or removed only to the minimum extent necessary; the remainder stays effective.
- No waiver: A delay or one-time exception does not waive a right or change the policy.
- Assignment: Customers may not transfer a booking without our written consent. Neat N Tidy may assign the agreement in connection with a lawful business transfer while preserving customer rights.
- Accessibility: An accessible electronic or printable copy is available by emailing [email protected].
Use [email protected] for every service, cancellation, rescheduling, re-clean, damage, billing, complaint, privacy, accessibility, or legal-notice request. Include your booking number when available.
Version 2026-09-14.1. This version adds a clear advertising-media disclosure and separate consent process without changing cancellation economics. It replaces prior public website Terms for bookings accepted after publication. Mandatory rights under applicable law are preserved.
